Our Story

Denlixo began from a simple observation: the outdoor spaces of residential buildings receive far less attention than they deserve. While building administrations focus on structural repairs, elevator maintenance, and security systems, the lobby planters wilt, the communal garden becomes overgrown, and the quincho area loses its appeal.

We started working with our first condominium in Copiapó after the administration committee approached us about redesigning their neglected entrance garden. What began as a single project revealed a widespread need across residential buildings throughout Chile.

Building administrations face a common challenge: they need reliable, professional landscape maintenance, but most gardening services are designed for private homes, not multi-unit residential properties. The specific requirements of condominiums — regular maintenance schedules, detailed documentation for committees, species selection for shared spaces, and efficient water usage — require a specialized approach.

Our Approach

How we work with residential buildings and administration committees.

Committee Partnership

We work directly with administration committees, understanding their budgets, priorities, and the specific needs of their building. Our proposals include clear cost breakdowns and realistic timelines.

Site Assessment

Every building receives a thorough evaluation of existing conditions: sunlight exposure, irrigation infrastructure, soil quality, and current plant health. This assessment guides our design recommendations.

Climate-Appropriate Selection

We choose plants based on their proven performance in Chilean climate zones. Species must tolerate local temperature ranges, survive with efficient irrigation, and require minimal pruning to maintain appearance.

Transparent Documentation

After each maintenance visit, committees receive photographic reports showing completed work, plant health status, and any issues requiring attention. This documentation helps committees track service quality and justify maintenance budgets.

Scheduled Maintenance

We establish regular maintenance schedules that fit building operations. Visits occur at consistent times, work is completed efficiently, and our team coordinates with building staff to minimize disruption.

Long-Term Planning

Our maintenance plans include seasonal care schedules, plant replacement timelines, and irrigation system maintenance. This forward planning helps committees budget accurately and avoid unexpected costs.

Our Timeline

Key moments in developing our specialized approach to residential building landscapes.

2019 - First Residential Project

Completed our first condominium garden redesign in Copiapó, establishing our approach of combining visual design with practical maintenance requirements for shared spaces.

2020 - Maintenance Program Development

Created our structured maintenance plans with photographic documentation after administration committees requested better tracking of ongoing work and plant health.

2021 - Climate-Adapted Plant Database

Built comprehensive database of plant species tested and proven in various Chilean climate zones, focusing on drought tolerance and low-maintenance characteristics.

2022 - Irrigation System Expertise

Expanded services to include irrigation system design and maintenance after recognizing that efficient water usage is critical for both plant health and building operational costs.

2023 - Regional Expansion

Extended services beyond Copiapó to serve residential buildings in additional Chilean regions, adapting our plant selection and maintenance schedules to local conditions.

2024 - Specialized Team Growth

Grew our team to include dedicated landscape designers, horticulture specialists, and maintenance coordinators, each focused on specific aspects of residential building landscapes.

Why We Focus on Residential Buildings

Residential buildings have unique landscape needs that differ significantly from private homes or commercial properties. The outdoor spaces serve multiple functions: they create first impressions, provide recreational areas for residents, and contribute to property values.

However, these spaces must also be maintained within budget constraints, require minimal resident involvement, and survive with regular but not constant care. This combination of requirements demands specialized knowledge.

We understand the administrative side as well as the horticultural side. We know how to present proposals to committees, how to document work for committee review, and how to maintain consistent quality across multiple visits throughout the year.

Our goal is straightforward: transform neglected common areas into attractive, sustainable green spaces that enhance the building's appeal while remaining practical to maintain within typical condominium budgets.
